The service most Malaysian properties are really buying. A guard stands a named post, works to duties written for that post, and hands over to the next shift in front of a supervisor instead of by text message.

A post that runs around the clock needs two guards on alternating twelve-hour shifts plus relief cover for rest days and leave. Any quotation that prices one guard per continuous post is not cheaper, it is a different service, and the gap shows up on a public holiday.

Every visitor, renovation contractor, e-hailing driver and delivery rider is registered and checked against resident authorisation before the boom gate lifts. Security Patrol Rounds

A patrol without fixed checkpoints and fixed timings is a guard going for a walk. Rounds run to a route agreed with management, each checkpoint is clocked, and the record is available to your committee rather than described at a meeting.

Night rounds matter most and get watched most, because that is where an unsupervised deployment first goes quiet. Supervisor checks at night are part of the contract, not a favour.

  • Routes: perimeter, basement levels, escape staircases, refuse chambers, gym and pool decks, plant rooms and back-of-house doors
  • Timing: intervals agreed per site, varied where predictability itself is the risk

04Escalation

Incident Response

A break-in, a fire alarm, a lift entrapment or a fight at the gate. Agencies are separated by whether management hears about it within the hour and in writing, not by whether the guard reacts at all.

You should hear it from us before a resident posts it in the building WhatsApp group. That is the standard, and it is the one most committees tell us their previous agency missed.

05Peak Hours

Traffic and Parking Support

Most of the complaints a management committee hears come from about two hours a day. Morning departure and evening return, when the boom gate backs up onto the main road and somebody parks across the loading bay.

Those hours get staffed deliberately rather than absorbed by whoever happens to be at the gate. Where a property has repeat offenders, the answer is a record management can act on, not a guard arguing with a resident in front of an audience.

06Documentation

Site SOP and Post Orders

This is the document that decides how a stand-in guard behaves at 3am, and it is the one most agencies copy from the last contract. Ours is written after a walk of your property, with your management committee in the room for the parts that are theirs to decide.

It is also the reason a relief guard is not a downgrade. He is not improvising, he is reading the same instructions the regular guard signed.

  • Per post, not per company: the guardhouse, the lobby and the pedestrian gate each get their own written duties
  • Signed at induction: every guard posted to your site reads and signs before the first shift

07Higher-Risk Posts

Armed Guard Deployment

For assignments where the risk profile genuinely calls for it, armed posts are arranged under the firearms licensing conditions that apply to that site. Scope, post orders and the escalation chain are agreed in writing before anyone is deployed.

Most residential work neither needs nor wants an armed presence. For a condominium or gated community the honest answer is usually a well-supervised unarmed deployment with disciplined access control, and that is what we will recommend rather than sell you up a tier.

  • Assessed first: cash movement, high-value stock, previous incidents and the surrounding area, before the question of arms comes up
  • Written scope: the post, the hours, the conditions and the chain of command agreed on paper first
  • Honest advice: if the site does not need it, you will be told so, in the same message as the quotation

08Operating Evidence

Attendance and Monthly Reporting

Guarding you cannot check is guarding you are taking on trust, and trust is what runs out around month nine. Start with evidence a committee member can read in five minutes before a meeting.

Resident names, identity card numbers and vehicle details are masked before anything leaves the site, which matters for any committee handling personal data under the Personal Data Protection Act 2010.
