What a Static Post Covers on a Malaysian Property

A static post is a guard assigned to one location for the length of a shift: the pondok pengawal at the entrance, the lobby counter, a pedestrian gate or the loading bay. He does not roam. The post exists to control one thing properly instead of three things badly, which is why patrol duty belongs in a separate line on the quotation and not squeezed into the same guard’s shift. The word most committees skip over is unarmed. For a condominium, an apartment block or a gated community under a Joint Management Body or Management Corporation, that is almost always the right call. Residential security in the Klang Valley fails on discipline and access control, not on firepower, and an armed post at a family development raises a liability question no committee wants to field at the next annual general meeting. What separates a good unarmed deployment from a poor one is unglamorous. Whether the duties are written down. Whether the handover happens. Whether anybody notices when a guard does not turn up on the second day of Hari Raya. That last one is where most Malaysian guarding contracts quietly come apart, because balik kampung season is when relief manpower is thinnest and supervision is hardest.

03Process

How a Post Gets Filled

Step 1 Post assessment We walk the property and work out which posts need manning, and for which hours. Sometimes the answer is fewer posts than you are paying for now.
Step 2 Post orders written Duties, escalation contacts and your by-laws are set down for that specific post and agreed with the committee. See site SOP and post orders.
Step 3 Guard matched and inducted Screened guards are matched to the site, walked around it, and sign the post orders before the first shift.
Step 4 Supervised from day one Scheduled inspections plus surprise night checks, with findings recorded and corrective action tracked in the monthly report.

Questions About Static Unarmed Guarding

How many guards does one 24-hour post need?

Two guards on alternating twelve-hour shifts, plus relief cover for rest days, annual leave, medical leave and the fourteen or so gazetted public holidays a Selangor property runs through in a year. A quotation priced on one guard per continuous post is a different service wearing the same name, and the shortfall surfaces on the first long weekend. Underneath the rate sit the Minimum Wages Order, KWSP and PERKESO contributions, SIP, and overtime under the Employment Act 1955. When one quotation lands far below the rest, ask the committee to work out which of those it left out.

Can guards handle the visitor management system we already use?

Yes. Where a property runs a visitor management app, an access card platform or a boom gate tied to resident verification, guards work inside it. The post orders are written around your system instead of quietly replacing it with a private paper record kept at the pondok. Full detail is on the access and visitor control page.

What happens if a guard does not turn up?

The site supervisor confirms the gap, operations arranges relief, and your property manager hears it from us before a resident finds an empty pondok. Timing depends on the distance to your property, the size of the deployment and how much relief manpower that contract carries, so the target is agreed per site and written into the service standard. Be careful with any agency quoting a fixed replacement time nationwide without first asking where your building is.
